The service and what it costs
How are you paid?
As a percentage of the rental income actually received. No subscription, no joining fee: if your property is not let, we charge nothing. The rate depends on the property, its size and the expected turnover of stays, excluding cleaning fees.
What is your commission rate?
The French market ranges from 15% to 25% of rental income depending on what is included. We deliberately sit at the lower end of that range, because we are a local business without the head-office costs of a national chain. You get the exact rate after we have visited the property.
Is there a minimum commitment?
No. You can take management back at any time, with one month’s notice so we can honour bookings that are already confirmed.
Are cleaning and linen included?
Cleaning between each booking and the supply of bed linen and towels are handled by us. Basic consumables are restocked for every stay.
Day-to-day management
Who replies to guests?
We do, at every stage: before booking, on arrival, during the stay and after departure. You are only involved in decisions that are yours to make, such as a significant repair.
How do guests check in?
In person or via a secure key box, depending on the property and the arrival time. Late arrivals are common in our area, and self check-in means nobody is left stranded at 11 pm.
Can I block dates to use the property myself?
Yes, you keep control of your calendar. Just let us know far enough ahead that we have not already confirmed a booking for those dates.
Which platforms will my property be listed on?
Airbnb and Booking.com, with synchronised calendars to prevent double bookings. The property also appears on our own booking engine, where guests can book directly.
How are prices set?
By a dynamic pricing tool that adjusts rates daily based on real demand in the area, the school holiday calendar and Disneyland Paris events. A price fixed for the whole year inevitably leaves income on the table.
Legal and tax framework
Do I have to register my property with the town hall?
Letting a furnished tourist property requires a declaration to the town hall, which issues a registration number that must appear on the listings. We guide you through the process.
Which tax status applies to short-term rental?
The LMNP status (non-professional furnished lettings) is the most common framework for this type of rental. We are not tax advisers: to choose between the available regimes, speak to an accountant or a specialist adviser.
What happens if the property is damaged?
We inspect the property after every departure and, where necessary, start the relevant platform’s compensation procedure, keeping you informed at each step.
Can you manage a property I sublet?
Yes, provided the lease expressly allows it and the owner has given written consent. We check this before anything goes live.
