Optimised listings
We take on your property with listings optimised for both Booking.com and Airbnb.
We take on your property with listings optimised for both Booking.com and Airbnb: descriptions, photo selection, amenity settings and house rules.
A short-term rental listing turns on very little. The title and the first photos decide whether a traveller clicks; the description and the amenity list decide whether they book. We work on the two separately, because they answer different questions. Photos are chosen to show real volumes and the features that matter in Val d’Europe: parking, the terrace, the distance to the RER, the space a family of six actually gets.
Rates are steered continuously through a dynamic pricing tool, so your property stays in line with the market without sacrificing occupancy. Demand here does not follow a steady rhythm: French and foreign school holidays, long weekends, events at the parks and the conference season all move prices from one week to the next. A fixed rate always leaves money on the table, in one direction or the other.
Your calendars are synchronised across platforms from a single tool. That is what prevents double bookings — the most expensive incident in short-term rental, because it is always resolved at the guest’s expense, and at your ratings’.
We apply to your listings exactly what we apply to our own: we have managed our own properties in Val d’Europe since 2017, on the same platforms and against the same competitors.

Frequently asked questions
Who owns the Airbnb and Booking listing — you or me?
You do. The account stays yours, along with the review history and the age of the listing, which both weigh heavily in how platforms rank it. We work on it; we do not replace it.
Do the photos need reshooting?
Not always. We first look at what the existing photos give once reordered and recropped. If they fail to convey the space, or predate renovation work, we say so and arrange a new shoot.
Can dynamic pricing lower my rates?
Yes, in quiet periods — and that is the point. A rate set too high in a week with no demand cannot be recovered: an unsold night is gone. In exchange, prices rise over school holidays and high-demand weekends in Val d’Europe.
